Our mission
Invest Limoux brings local knowledge and outside capital together to improve the quality of homes, hospitality and everyday life in Limoux, the Haute Vallée and the wider Aude. We identify properties and businesses with a credible future, develop them with experienced partners, and aim to build a lasting portfolio that we own, lease or operate. Our purpose is to create attractive places to live and visit, support capable local businesses, and generate sustainable financial returns through disciplined investment and professional management.
We begin with Place de la République and the streets around it, combining improved commercial premises with useful homes and experienced local operators. Each project must demonstrate a viable use, a complete budget and a clear plan for delivery.

Commercial hospitality development
We assess cafés, bars, restaurants, guest houses, auberges, holiday accommodation and established outdoor hospitality businesses. Our work brings suitable buildings and capable operators together, through ownership, leases or management agreements.
We want to improve the visitor experience and support activity throughout the year. The building and the business within it are assessed separately, with clear responsibilities for investment, maintenance, staffing and service.

Residential development
We assess opportunities to restore existing homes, bring upper floors back into use and develop small residential schemes where there is evidenced demand. Good design, energy performance, practical layouts and reliable management are central to the standard we want to establish.
We will explore whether selected residences could support shared gardens, a pool, tennis facilities or a café. Amenities must improve residents’ experience and be supported by realistic purchase prices, rents and ongoing costs. No site or scheme has been committed.
Ideas we are assessing
Family accommodation and outdoor leisure may offer further opportunities, including partnerships with experienced adventure or holiday-park operators. River access, shared leisure facilities and water activities require their own site, demand, environmental and safety assessments.
These are possibilities for research, with no confirmed development, planning permission or investment opportunity. We begin with manageable projects and advance only when the evidence supports them.
The economics come first
Limoux had 10,532 residents in 2023. Its housing vacancy rate was 10.2%, and its median living standard was €21,910 per consumption unit. These figures suggest scope for renewal, while requiring realistic rents and attention to local affordability. Source: INSEE 2023 data published 2026. [INSEE] [INSEE]
The Aude tourism agency reports 20.7 million overnight stays across the département in 2025. This is regional context, not evidence of occupancy or returns for a particular Limoux property. [ADT Aude]
Future project assessments will distinguish gross income from cash remaining after renovation, operating costs, reserves, finance and tax. We will publish project information only when the evidence and permissions are ready.
A route to shared property investment
We are developing a way for eligible investors to participate in carefully assessed property projects in Limoux and the Aude. The aim is to acquire overlooked buildings, improve their quality and income, and sell or retain them against a defined investment plan. Each project would set out who owns the asset, how capital is used, the fees, investor rights and the intended exit.
Build the projects, then the portfolio
Our proposed first step is to assess identified projects with independent legal, financial and investment professionals. A managed portfolio could follow when the project pipeline and capital commitments support it. Residential refurbishment and commercial hospitality premises have different risks and return profiles, and will be assessed separately.
Investment structure, funding and investor returns
This proposed framework develops the Invest Limoux mission into a way of assessing, funding and managing property projects. Its purpose is to make ownership, costs, decisions and exits clear before anyone commits capital.
How we intend to create value
We look for buildings whose potential is held back by a problem we can solve: vacant upper floors, poor layouts, inefficient energy use or unsuitable commercial space. Each acquisition would need evidence of demand, a costed improvement plan and a viable sale or rental outcome. Residential property and hospitality premises would be assessed separately.
What an investor would own
Project investment could give eligible investors shares in a company holding an identified asset. A future managed portfolio would give interests in the vehicle holding several investments. Shares in the sponsor business are a separate proposition. Every offer would identify the issuer, legal ownership, voting and information rights, debt priority and entitlement to distributions.
How projects would be funded
Our proposed first route is to work with an independent authorised fundraising partner on identified projects, subject to French legal classification and the partner’s acceptance. A professionally managed portfolio could follow when capital commitments and project economics justify its costs. Investor eligibility, minimum subscriptions and borrowing would be set for the approved structure, rather than assumed from a crowdfunding label.
Fees and investor returns
Returns would come from rental cash flow and realised sale gains. Investors would see the cash remaining after acquisition, works, operating costs, finance, company tax, fees and reserves, with personal tax considered separately. Project returns would be distinguished from portfolio returns after its additional costs. Setup, recurring, development and performance fees would be disclosed before commitment, including related-party payments. No return is promised.
Decisions, safeguards and reporting
We propose independent investment approval, controlled expenditure and clear procedures for conflicts of interest. Each project would require a complete budget, professional diligence and a documented exit plan. Investors would receive regular reports on cash, budget against actual spending, works, lettings or sales, risks and distributions. Services supplied by The Limoux Collection or associated businesses would be separately contracted and disclosed.
How investors could exit
The intended exit would be defined before acquisition: individual home sales, sale of a whole building or disposal of an income-producing property. Documents would specify the expected holding period, extension procedure and alternatives if a sale is delayed. Unlisted investments can be difficult to sell; transfers require an eligible buyer and the relevant permissions. Borrowing and delays can increase losses, and capital can be lost.
What must happen before an offer opens
A verified property, independently checked costs and demand, the necessary permissions, a complete funding plan and written legal and tax advice must support the proposal. Any required regulated appointments and investor documents must be in place. We are currently developing that framework; no fund or subscription is available through this page. Property owners and professional partners can contact us through the existing enquiry route.
How we develop an investment
Developing our first property opportunity
Invest Limoux is developing a property initiative focused on overlooked buildings in Limoux and the surrounding Aude. Our aim is to identify opportunities where careful acquisition, improvement and management can create lasting value for the town and a credible financial case for investors.
We are now working towards a first pilot. Residential refurbishment, mixed use buildings and hospitality premises will be assessed against the same questions: what can we buy, what will it cost to improve, who will use it, and how can the investment exit?
Before an investment is offered, the project will need local market evidence, conditional acquisition control, technical and planning review, a complete financial model, professional delivery appointments and a legally confirmed funding route. Purchase price, costs, fees, tax, financing and exit assumptions must support any projected return.
Our website will explain the process and, when approved opportunities are ready, provide access to the relevant project documents. Updates will distinguish work completed from work still in progress. Capital may be lost and exits may be delayed. No asset acquisition, financing or investment return is confirmed by this page, and investment subscriptions are not open through it.

- Define the acquisition brief and staged spending limits.
- Compare properties and evidenced buyer or tenant demand.
- Secure conditional acquisition control and undertake property diligence.
- Validate economics, legal structure, finance and delivery arrangements.
- Approve documents before any offer; complete only with fully available funding.

How we intend to develop
- First: research the market and assemble professional support.
- Next: assess a small number of property and operating pilots, beginning in central Limoux.
- Then: evaluate a wider portfolio using evidence from completed projects.
We are developing the legal structure, professional management, governance and project economics needed for responsible investment. A future pooled investment vehicle would require an appropriate manager, defined investor eligibility and approved terms. No fund or investment product is currently available, and no money is being raised through this page.
